Start strong. You won’t do your first year alone.

Weekly training, a mentor, a written plan, and a plan that keeps your costs low while you get your first closings.

Licensing roadmap

How to become a real estate agent in Idaho.

Five steps. We’ll walk you through each one, even before you’re licensed.

  1. 1

    Take your pre-license classes

Idaho requires approved pre-license courses (Principles and Practices). Many agents finish online in a few weeks.

  2. 2

    Pass the state exam

Schedule the Idaho real estate exam once your courses are done. We’ll share what to study.

  3. 3

    Background check

Submit fingerprints for the background check the Commission requires.

  4. 4

    Choose your brokerage

Your license is held by a brokerage. Pick one that trains you, not one that just takes a split.

  5. 5

    Apply for your license

Submit your application to the Idaho Real Estate Commission with your sponsoring broker.

Cost vs. growth

You’d never stop buying groceries to save money. So why starve your business?

When money is tight, nobody stops paying the house payment or stops feeding their family. Those aren’t costs you cut. They’re what keeps you alive.

Yet when agents try to save, they often cut the very things that feed their business. The cheaper option looks like savings. In reality it costs you, because it takes away what a business needs to keep growing.

Yes, they cost. But like food, a healthy business needs all of it.

The levels of support I've received have been huge, and that's why I joined Keller Williams: because I knew I was going to get that coaching and support and team help and education that I needed. It's been 100%, like, way more than I even expected. I've been in a lot of careers, and some have been where I haven't been guided enough and helped enough, and it's a struggle, and I didn't want that in this career. So this is why I came to Keller Williams, and there's been no disappointment. I'm 110% happy with what I have received for what I was hoping for. There's way more than one person that's helped me, even from Cindy at the front desk to McKenna. She answers lots of questions and does trainings. Steven, you've helped a lot. Paula's been amazing: her book club and the weekly meetings. She's very encouraging and very understanding and helpful. I met with Jodi today. She answers questions so thoroughly, and she asked for feedback on what we would like to learn about. One of the things for me was how to do a showing, how to do certain things with clients, and she is a very good teacher. Debbie's been amazing. She was absolutely instrumental in bringing me in, because she was so knowledgeable and helpful. So it's a team of people that really have been around me and guided me and helped me, and I meet with everybody weekly. It's very helpful in my journey to become a real estate agent. I'm Allison Youngstrom. I chose Keller Williams, and that made all the difference.

Can this career pay your bills?

Our agents are about 1.5x as likely to earn a living wage.

Fewer than 1 in 4 Snake River MLS agents earns a living wage. At KW East Idaho, 34% of our whole roster does, counting agents who closed nothing. At every other brokerage combined, it’s 22%.

What we mean by a living wage

$48,486 a year for one adult in Bonneville County. After self-employment tax and about $10,000 in business costs, that takes about $62,195 in commission you keep: roughly 7 closings a year for a solo agent.

The first year is hard everywhere: only about 1 in 8 first-year agents reach a living wage at any brokerage. That’s why your first 90 days come with a written plan, a mentor and training every week. You paid the price to get in, so give yourself the best tools, training and support to succeed. You wouldn’t plant a garden and then never water or fertilize it. Feed your business everything it needs to grow.

What does it cost?

You choose your plan with KW MyWay. Supported has no monthly bill: a $500 annual fee and $250 per deal, with E&O, compliance and transaction coordinating included. The 12K and 16K plans are $110 a month and a $25 annual fee, with small per-deal compliance and E&O fees. Every plan is a 70/30 split with a 6% royalty capped at $3,000. Use the calculator to see your number.

How many closings does it take to earn a living wage?

About 7 a year for a solo agent at today’s East Idaho prices. A living wage for one adult in Bonneville County is $48,486 (MIT, 2026). After self-employment tax and roughly $10,000 in business costs, that takes about $62,195 in commission you keep. Fewer than 1 in 4 agents in our MLS gets there; at KW East Idaho it’s 34%, about 1.5x the rate at every other brokerage combined. Put your own numbers in the calculator to see where you land.TODO: leadership to confirm

How does cap work?

On a capped plan you pay the market center 30% of each commission until you’ve paid your cap ($12,000 or $16,000). After that, the split is yours for the rest of your year, minus small per-deal fees. Your cap and royalty reset on your anniversary date.

Do I have to recruit?

No. Nobody here is required to recruit. Profit share is optional: if an agent you introduce joins, you may share in market center profits. Many of our agents never think about it.

What if I’m part-time?

Talk to us. We’ll be honest about what it takes to build a business on your hours and which plan fits. Every class is also on Zoom, so you can train around another job.TODO: leadership to confirm

I’m not licensed yet. Can I still talk to you?

Yes. We’ll show you the steps to get licensed in Idaho, what your first 90 days look like, and how the Supported plan keeps your costs low while you get going.

Is the first conversation really confidential?

Yes. It’s 20 minutes with a leader, not a sales pitch. We won’t contact your broker or tell anyone you talked to us.

Your career deserves a team that’s all in.

Confidential. 20 minutes. No pressure, no hard sell.
