Sound familiar?

You didn’t get into real estate to do it all by yourself.

The problem· 1 of 3

Doing everything alone.

You’re the agent, the marketer, the bookkeeper and the transaction coordinator. Nobody to call when a deal goes sideways.

The problem· 2 of 3

Paying more than you should after a great year.

Your best months shouldn’t be your brokerage’s best months. Uncapped splits punish you for growing.

The problem· 3 of 3

Training that ends after orientation.

A week of onboarding, then you’re on your own. Markets change. Your skills should too.

You won’t do it alone

My name is Paula Arnold. I work with agents weekly, and we walk through where they are in their mindset, what they’re doing daily to reach their real estate goals, and how they like to lead generate. What else could we add to their lead generation that is authentic and natural for them? My biggest joy is watching the light bulbs go off for them as they consider possibilities. They hit their goals and they’re so excited. I get text messages during the week letting me know about the listing appointment, that they got a signed agreement, a new buyer, “you wouldn’t believe it, we just had an offer put in and accepted.” That’s the joy. They’re hitting their goals. It’s one of the greatest joys. I love my job. I feel like I don’t work a day in my life because I love what I’m doing.

Our KW story

17 of the top 50 producers work here. That isn’t luck. It’s by design.

Steven Hatch on what you plug into at KW East Idaho: five full-time leaders whose job is your growth, proven systems, and a life built around God, family, then business.

Read the transcript

17 of the top 50 agents in the Snake River MLS work at one brokerage. That’s profound when you look and see that there are more than 200 brokerages registered in this MLS. One of them is home to more than one in three of the market’s top producers. It’s Keller Williams Realty East Idaho. And that isn’t luck. It’s by design. See, most brokerages give you a desk, a logo and a good broker, but for the most part, you’re on your own. Plenty of good agents have survived that way for years. But is survival truly what you are aiming for? At Keller Williams Realty East Idaho, you get five full-time leaders whose job is your growth: a productivity coach, an agent services team, a team leader, an operating principal and a broker. And they pick up the phone, and they go well beyond what most offices can. We don’t just teach you how to get business. We teach you how to build one, with proven systems, tools and models. And we teach you how to build a purposeful life around it. Our priorities are God, family, then business, in that order. We care about the whole of life, not just the next closing. Real estate is the vehicle. A more abundant life is the destination. Rebecca Running started her career at a small brokerage where her friends were. And in her first nine months, she closed one deal. Then she joined Keller Williams Realty East Idaho. In her next nine months, she closed seven. Same agent, same market, same amount of time, seven times the results. The difference was what she plugged into. And Rebecca isn’t an outlier. She’s the pattern. Keller Williams Realty East Idaho has closed over $1 billion in sales every year since 2019, including $1,030,882,982 in 2025. Boy, that was a mouthful. And this year we’ve done more sales volume than the next two brokerages combined. But let’s be honest. We’re not for everyone. So if you want to do one or two deals a year and coast, there are easier places to park your license. We’re built for agents who are serious about growth in their business and in their life. More than 200 brokerages. One of them is home to 17 of the top 50 agents. If you want to be a top producer, the odds say you should be where the top producers are. So here’s the question. What would seven times your business do for your family? What if it was only doubling what you’re doing now? Would it be worth it? Let’s have a 20-minute conversation. No pressure, no pitch deck, just your goals and whether we’re the place to hit them.

Step 1

You talk. We listen to where you are and where you want to go.

Step 2

We explore strategic plans together, find the pieces that fit, and create a proven plan to get you where you want to be.

Can this career pay your bills?

Our agents are about 1.5x as likely to earn a living wage.

Fewer than 1 in 4 Snake River MLS agents earns a living wage. At KW East Idaho, 34% of our whole roster does, counting agents who closed nothing. At every other brokerage combined, it’s 22%.

What we mean by a living wage

$48,486 a year for one adult in Bonneville County. After self-employment tax and about $10,000 in business costs, that takes about $62,195 in commission you keep: roughly 7 closings a year for a solo agent.

The first year is hard everywhere: only about 1 in 8 first-year agents reach a living wage at any brokerage. That’s why your first 90 days come with a written plan, a mentor and training every week. You paid the price to get in, so give yourself the best tools, training and support to succeed. You wouldn’t plant a garden and then never water or fertilize it. Feed your business everything it needs to grow.

Cost vs. growth

You’d never stop buying groceries to save money. So why starve your business?

When money is tight, nobody stops paying the house payment or stops feeding their family. Those aren’t costs you cut. They’re what keeps you alive.

Yet when agents try to save, they often cut the very things that feed their business. The cheaper option looks like savings. In reality it costs you, because it takes away what a business needs to keep growing.

Yes, they cost. But like food, a healthy business needs all of it.

Freedom without isolation

Too much freedom can cost you your business. Too much office can cost you your life.

Most agents swing too far one way. We built the middle on purpose.

All virtual

The flexibility every agent wants.

But: At home, the dishes, the laundry, the lawn and the kids always need you first. Too much freedom stalls momentum, and isolation breeds discouragement, inactivity and, too often, failure.

KW East Idaho: both

A beautiful building full of passionate agents, staff, coaches and mentors, with training, energy, culture and fun. Plus live online training and support for the days you need to be home. And we teach balance: God, family, then business. When it’s time for business, we help you knock it out of the park, so you can fund the life you’re building.

All brick and mortar

Energy, people and a place to work.

But: It’s easy to get so caught up in the business that the priorities you work for get left behind.

Third time’s the one

Jake Rosen got into real estate twice and walked away twice. The third time, he plugged into the systems and showed up at the office every day.

“Working out at home, I couldn’t get anything done. Having a physical office to go to every day is a huge game changer for me.”
Jake Rosen, KW East Idaho agent · 15 closings so far this year
Read the transcript

Coming back into it, I spent three months just doing it part time before I jumped in full time. When I first came into the industry, I had a different mindset. It was more of a negative mindset. Who's gonna use me when I'm brand new? This time I was reaching out to people to see how they're doing, and just having more conversations. I definitely got back into the habit of using systems, follow-up, making goals and being consistent with those goals. The first time, I was working out of Starbucks every day. Working out at home, I couldn't get anything done. Having a physical office to go to every day is a huge game changer for me, instead of working out of a coffee shop or working out of my home. Just having that different environment is a big deal. So far this year I've closed 15. I've been able to help 15 families. I have three currently pending and a listing that's live. My family is blessed. We focus on God and family, then business. My wife's not having to work as much, which takes some strain off her knees and back. More financial security, and being able to set more goals and grow the business. That's a huge thing for a family.

We don’t just build successful agents. We teach, mentor, coach and promote successful lives.

FAQ

Straight answers.

Don’t see yours? Call or text Debbie at (208) 590-7653.

Will I lose my listings?

Your listings are contracts between your sellers and your current brokerage, so your current broker decides whether they come with you. Many release them; some don’t. In your first conversation we’ll go through your listings and pending deals one by one and plan your timing so no client gets dropped.TODO: leadership to confirm

What does it cost?

You choose your plan with KW MyWay. Supported has no monthly bill: a $500 annual fee and $250 per deal, with E&O, compliance and transaction coordinating included. The 12K and 16K plans are $110 a month and a $25 annual fee, with small per-deal compliance and E&O fees. Every plan is a 70/30 split with a 6% royalty capped at $3,000. Use the calculator to see your number.

How many closings does it take to earn a living wage?

About 7 a year for a solo agent at today’s East Idaho prices. A living wage for one adult in Bonneville County is $48,486 (MIT, 2026). After self-employment tax and roughly $10,000 in business costs, that takes about $62,195 in commission you keep. Fewer than 1 in 4 agents in our MLS gets there; at KW East Idaho it’s 34%, about 1.5x the rate at every other brokerage combined. Put your own numbers in the calculator to see where you land.TODO: leadership to confirm

How does cap work?

On a capped plan you pay the market center 30% of each commission until you’ve paid your cap ($12,000 or $16,000). After that, the split is yours for the rest of your year, minus small per-deal fees. Your cap and royalty reset on your anniversary date.

Do I have to recruit?

No. Nobody here is required to recruit. Profit share is optional: if an agent you introduce joins, you may share in market center profits. Many of our agents never think about it.

What if I’m part-time?

Talk to us. We’ll be honest about what it takes to build a business on your hours and which plan fits. Every class is also on Zoom, so you can train around another job.TODO: leadership to confirm

Can my team keep its name?

Yes, teams at Keller Williams can market under their own team name, within KW brand and Idaho advertising rules. We’ll walk through your branding, signs and systems in the first conversation.TODO: leadership to confirm

How long does switching take?

Most agents can move within a few days. Your license transfer runs through the Idaho Real Estate Commission, and our transition concierge helps move your listings, signs and database so you keep working.TODO: leadership to confirm

I’m not licensed yet. Can I still talk to you?

Yes. We’ll show you the steps to get licensed in Idaho, what your first 90 days look like, and how the Supported plan keeps your costs low while you get going.

Is the first conversation really confidential?

Yes. It’s 20 minutes with a leader, not a sales pitch. We won’t contact your broker or tell anyone you talked to us.

Your career deserves a team that’s all in.

Confidential. 20 minutes. No pressure, no hard sell.
